Construction has begun on new office space in Canary Wharf.

Canary Wharf Group has started construction on a new 20 storey office space development in Canary Wharf.
Work has already begun on the 50,000 sq ft development at 25 Churchill Place which, once completed, will become the new headquarters of the European Medicines Agency in 2015. Two cranes have already been erected at the site, with the slip formed concrete core expected to make its debut on the Docklands skyline within the next couple of months.
Set to be completed in 2014, 25 Churchill Place will sit alongside Wood Wharf and offer businesses Grade A office space in the heart of London. It’s thought that once completed the building will become one of the most environmentally friendly buildings in Canary Wharf. Expected to be awarded the BREEM ‘Excellent’ rating, the development will offer a range of green features including ultra-efficient air conditioning which recycles the energy from exhaust air to generate energy from the sun’s rays.
Last year it was announced that the European Medicines Agency would take approximately half the available office space in the building (250,000 sq ft) on a 25 year lease. Due to begin in January 2015, the agency will occupy the promenade, ground and first nine floors at a rate of £46.50 per sq ft. As anchor tenant, the EMA also have the option to lease an additional four floors which offer around 27,500 sq ft of office space each.
Contracts have already been awarded for the development’s construction, with Canary Wharf Contractors being awarded the construction of the shell, core and fit out. According to reports, Byrne Brothers will provide concrete for the building and Kone will install the elevators, while Seele will be responsible for installing the cladding.
Other construction contracts for 25 Churchill Place due to be awarded later this year include mechanical and electrical packages as well as structural steel.
