EC3 More Than the Cheesegarter: Offices to Rent in the City of London
As the City of London gears up for the launch of the Cheesegrater next year, you would be forgiven for thinking that it’s the only set of offices to rent in the City of London currently under development. Actually, nothing could be further from the truth.
New offices to rent in the City of London
We discover some of the ongoing developments of offices in EC3 beyond the Cheesegrater.
20 Fenchurch Street – due March 2014
While the buzz surrounds the Cheesegrater, work continues apace on EC3’s other skyscraper project, the Walkie Talkie, due for completion in 2014.
The thirty-eight storey building will offer 690,000 sq ft of Grade A offices to rent in the City of London. Its large floorplates, ranging from 14,000 to 28,000 sq ft, have been designed with the financial and legal sectors in mind, with a range of layouts available for each floor.
But it won’t just be tenants who can enjoy this building, with a public sky garden on the top floor allowing workers and visitors from across the City to enjoy the views from the 525ft building.
This future icon has already secured a number of large pre-lets, including Tokio Marine Kiln who have taken almost 80,000 sq ft over five floors, RSA who have taken almost 80,000 sq ft over four floors, and Liberty Mutual Insurance who have taken 50,000 sq ft for their core business and a further 65,000 sq ft for their subsidiary, Liberty Syndicates.
6 Bevis Marks – due Autumn 2013
With a location next to St Mary Axe and private roof terraces on the 11th, 15th and 16th floors, the new 6 Bevis Marks building has all the makings of premium offices to rent in the City of London.
The sixteen-storey building will offer 160,000 sq ft of Grade A office space, many with panoramic views over the City from the floor-to-ceiling windows. It is expected to reach completion later this year.
70 Mark Lane – due 2014
Situated at 64-74 Mark Lane, this sixteen storey building will provide 170,000 sq ft of offices to rent in the City of London just off Fenchurch Street.
Bennetts Associates have designed the building which occupies an island site, with views over Tower Bridge. The 10th, 12th and 14th floors will have large, enclosed terrace areas – allowing tenants to enjoy the view whatever the weather is doing.
It’s already proving a popular option; Miller Insurance has pre-let 85,000 sq ft of office space in the building, spanning the first six floors.
