Promising Surge in New Innovative Office Space in London’s West End

A village atmosphere, historic buildings and a short stroll to Mayfair – Fitzrovia is emerging as one of the West End’s most popular locations for new office developments. With work on the former Saatchi & Saatchi building due to begin later this year, LondonOffices takes a look at the office space in London’s West End which is beginning to take shape.

New Developments: Office Space in London’s West End

80 Charlotte Street

Work on the former Saatchi & Saatchi building is expected to start later this year, once a contractor has been appointed. It is developer Derwent’s largest regeneration project to date and is one of the biggest developments of office space in London’s West End this year.

Make Architects have designed the £150m development which will include 320,000 sq. ft. of office and retail space, plus additional space for residential use. One of a number of Fitzrovia office developments which Derwent is undertaking this year, it is expected to be ready for occupation in 2016.

73-75 Charlotte Street and 34-38 Tottenham Street

Derwent has secured planning permission to replace the existing buildings with a low-rise mixed use development, including 1,900 sq. ft. of office space in London’s West End. The development, which is being designed by DSHDA, is expected to cost in the region of £25m. Work is due to begin at the end of 2013, with completion expected in 2015.

Berners Street

Derwent acquired two sites at 25-27 and 29-33 Berners Street at the end of 2012. Combined, the pair of eight-storey buildings contains more than 76,000 sq. ft. of office space, which are likely to be refurbished in the coming months.

Rathbone Place

It isn’t just Derwent which has an eye on Fitzrovia. Great Portland Estates acquired the former Royal Mail site on Rathbone Place in 2011 and are expected to submit their planning application this summer. If all goes according to plan, work on this new office space in London’s West End will start in early 2014.

Once again, Make Architects have designed the £120m site, which will include office, retail and residential space, as well as new pedestrian routes to improve access between Rathbone Place and Newman Street. 

Fitzroy Place

Described as the first new square in W1 for more than a century, Fitzroy Place will soon be home to two new office buildings, providing 310,000 sq. ft. of office space in London’s West End. The mixed use site is being developed by a consortium which includes Aviva Investors and Exemplar, and has been designed by Lifschutz Davidson Sandilands.

In addition to office space, the site will also include 20,000 sq. ft. of retail and restaurant space and 235 private apartments.  This new office space in London’s West End is due for completion by the end of 2014.
