Managed Office Space in London City Sees Huge £25M Redevelopment

An historic Grade II-listed building, which provides managed office space in London City, is set to be transformed as part of a £25 million redevelopment project.

The 1897 office property on Victoria Embankment’s Carmelite Riverside, the former head office of Associated Newspapers, will undergo extensive renovation and refurbishment work at the hands of property developer Morgan Sindall. The work is designed to improve the appearance of the dated building and improve its flexibility – which will see a range of work space and communal areas integrated into this managed office space in London.

According to Construction News, the interior will be redesigned to offer 20,000 sq. ft. of Grade A office space, targeting occupiers from other areas of Central London including the West End, mid-town and the City.

Tristram Gethin, Managing Director of Quadrant Estates – who commissioned the work along with Orion Capital Managers – said that the project will deliver “premium office space” for occupiers while the extensive roof terrace “provides one of the very best views in London.”

He added: “This is a significant step forward and we can now get cracking on what is one of London’s most exciting and enviable office locations.”

The property is adjacent to the new Blackfriars station, close to the banks of the Thames and just a short distance from The City. It’s within the Whitefriars Conservation Area – one of several areas within London designed to safeguard buildings, sites and monuments of “special architectural and historic interest“.

As such, development of buildings within Conservation Areas is strictly controlled. Therefore the work planned for Carmelite Riverside involves careful considerations to protect the 19th century building and its Listed façade. Various parts of the property will be left untouched, while other areas will be sympathetically refurbished in line with strict planning regulations to create impressive managed office space in London.

The work will also improve the building’s sustainability credentials and targets a BREEAM rating of ‘Excellent’. As well as replacing the windows, the floor-plates and atrium will be remodelled to improve the level of natural light within the building. Other environmentally friendly factors such as a green roof, low-energy lighting and heat recovery will also be incorporated.

This project for new managed office space in London is scheduled for completion in April 2014.
