Study predicts London office’s will become vacant due to networking technology

Commercial properties are thought to be become vacant as networking technology replaces the need for office space.

A study, produced by a think tank and the Institute of Directors, predicts that virtual desktops, and to some extent the recession, are leading to less of a demand for office space.

Instead of offices companies are using new technology to work from a variety of locations such as at home or on the road, and only using an office when they book a conference room for meetings with clients.

London landlords have light-bulb moment about eco-buildings

New research suggests that landlords are becoming more aware of the potential benefits of making their office buildings eco-friendly.

According to a report, by Sabien Technology, many property owners and investors now take energy ratings into consideration as a means to increase the rental prices of a property.

It seems that this trend mirrors that of the USA, where eco-construction has become a leading industry. In fact American policies on construction have actually influenced UK eco-policies.

2015 marks a turning point for London office space

From 2014 to 2016 many lease agreements will expire leading to some tenants relocating, which may create some economic instability.

This 3 year window of turmoil is due to the fact that there was a significant boom of 25 year and 15 year leases in the 1980’s and 1990’s.  As a result 2014, 2015 and 2016  marks the end of many of these leases.

Therefore it is crucial to secure tenants for this period, otherwise properties will become vacant and landlords may become financially unstable.

New ice rink leads to London office space development

Ball Hockey International’s £200,000 ice rink construction is set to bring new office space to London.

The hockey company has recently started the construction by building a rink with a unique plastic grid floor. The floor is said to simulate ice conditions.

Dan Gilbert, general manager, has said that the office space is to be added within the up-and-coming weeks, and that the site is thought to be complete by the summer.

Gherkin building to host Dragons den business competition

The Gherkin, in central London, is to become a ‘Dragons den’ for entrepreneurs competing to win free office space.

The finalists of the competition will give a presentation on April 30th, at the famous London building, where they will discuss their business ideas.

At present Rona Robinson, from Barnet, is a favourite to win the competition as she has got further than 133 other competitors.

The most eco-friendly office space in London

The ‘7 More London’ building looks like all other London offices, but it has just been announced to be the most eco-friendly office space in London.

The building was designed with the environment in mind and was constructed in a collaborative act by PwC, Fosters, developer More London, an architect and an engineer from BDP and a several other consultants.

As a result Breeam sustainability assessors recently made the assessment that it was the most environmental-friendly building in the city.

Bravo Game Studios acquires London-based offices

A mobile game developer has set up a new headquarters in London, to promote the growth of the company.

Bravo Game Studios, originally based in Spain was established at the beginning of the year, but their rapid growth has meant that they have needed to set up new London offices in order to compete in the market.

Rowan Corben, ex-THQ Wireless European marketing manager, will be setting up the new office and then managing the day-to-day running of the new headquarters.

London office rents see a significant increase

Rental expectations for London offices are dramatically high, leading experts to predict that rental prices will continue to soar.

This prediction comes as rental expectations have significantly rose in the London office market, compared to Q4 2007 and in fact this is the first time in 2 years that surveyors have reported a rise.

These predictions come from a report by the RICS (Royal Institution of Chartered Surveyors).

London rental growth set to pick up, say Mid-Eastern investors

Middle Eastern investors predict that rental growth will return to London, but that it will be due to under-supply rather than increased demand.

Asteco, a Middle Eastern real estate firm, has released a report that predicts the under-supply of office space will cause a fury of companies renting Grade A space.

The report also suggests that this growth will increase further as there will be less and less London office development projects, due to a lack of financial backing.
