What are BREEAM ratings?

You may have noticed that there have been a number of office properties that receive a BREEAM rating of sorts; however as this a relatively new classification system and not a priority for many companies, you may be unsure as to exactly what this assessment is and what it means for the properties.

BREEAM (the Building Research Establishment Environmental Assessment Method) is the most comonly used environmental assessment applied to buildings, ensuring that properties are reaching high standards in terms of environmental efficiency.

Prince’s Foundation announce plans to consolidate London office space

As previously mentioned yesterday, the amount of office consolidation deals is on the rise and this is evident in the decision of the Prince’s Foundation to merge their London offices into a centralised property close to Kings Cross Station according to recent reports.

The Prince’s Foundation, which is made up of 20 different charities, currently has 21 offices altogether – six dotted around the UK and nine solely in London. These properties support an array of different areas such as Education, Business, Opportunity & Enterprise and Health.

The rise of office space consolidation deals

As London office rents remain at a significant high as compared to other potential locations, an increasing number of companies are consolidating their operating bases into a single property – but why?

It was previously thought that a diverse number of working locations would show market prowess and allow for increased flexibility with clients and whilst this might still likely be the case for a number of industries, such as property development or estate agents, it is simply not a particular requirement for other companies.

2012 media centre may face demolition if it fails to attract future tenants

The media centre planned to sustain and house broadcasters and journalists during the 2012 Olympic Games may have to be demolished after the finish of the Games, if it fails to attract permanent interest.

A number of issues have plagued this centre, such as poor planning and misjudging of long-term use of facilities – the roof will not be able to support lighting rigs for studio recordings, there is no central heating and there are inadequate transport links. The reasoning for these shortcomings seems to be that the centre was simply optimised for the Olympics with no future thought.

Schroders Plc in talks to take office space in Pinnacle Tower

As mentioned in a previous blog on londonoffices.com, global asset management firm Schroders Plc have finalised their shortlist and are now in talks to lease as much as 25% of office space available in London’s Pinnacle Tower.

Schroders is one of among five companies that are looking for 200,000 sq ft of office space in London and four developers are hoping to secure tenancy deals for roughly 2 million sq ft of office space.

Premier Property Group submits planning application for EC4 office development

In a nod to the ever strengthening London office market, Premier Property Group have submitted a planning application for a new office development in EC4.

The developer plans to turn PricewaterhouseCooper’s current HQ at Plumtree Court, EC4 into 412,000 sq ft of new office space. Premier Property Group was originally granted permission to refurbish the building in 2008 but the firm now believe a new build would be a better solution. It’s thought PwC will move staff to its current premises at Embankment Place WC2 and 7 More London SE1 once it completes its lease at Plumtree Court in December 2011. (more…)

Unison secures funding for new office space in WC1

The national trade union Unison has announced it has secured funding for new office space in London WC1.

The firm is set to build a new 75,000 sq ft development on the site of the former Elizabeth Garrett Anderson Hospital near Goodge Street. The new office space is set to house 300 of the firm’s workers and will act as the union’s official headquarters. The new build will replace Unison’s existing office buildings and is believed to include the partial restoration of the site’s Grade II listed buildings. It’s thought these buildings would then be linked to a new development via a glass atrium. (more…)

Farebrother demonstrate London office space activity

A flurry of commercial property deals by Farebrother have demonstrated continued activity for the London office space market last July.

A total of twelve properties have seen leasing deals on approximately 30,679 sq ft of space and annual rents of over £1 million, presenting a great business year for the property firm.
