<p>The neo classical building became an electric cinema in the 1920s and used to house a Wurlitzer organ. Many West End and Disney premieres aired in the historic edifice, which has since been transformed into office space. Currently the five star business centre offers serviced and managed offices together with meeting rooms for businesses of different sizes.<span id="more-1928"></span></p>
<p>The lookalike invited local businesses to view the property and become familiar with the standard of <a href="http://londonoffices.com/mayfair-office-space/" target="_blank">Mayfair offices</a> in the locality.</p>
<p>Manager James Parris said <strong>&#8220;This kind of promotion is a bit of light-hearted summer fun for us. But it also makes a serious point about the quality of our facilities and the type of clients who appreciate and value our services.  Many of our clients favour One Heddon Street because it is such a handsome building in a fantastic central location and in the heart of the Regent Street Food Quarter.  They also tell us our rates are ‘surprisingly affordable’ for such a great location so this was also a key part of ‘Audrey’s chat up line!&#8221;</strong></p>

<p>Rental rates increased to £85 per square foot in the second quarter, up from £75 per square foot in the first quarter. The real estate firm expects rents to hit £87.50 per square foot by the end of 2010.<span id="more-1811"></span><strong> </strong></p>
<p>Jonathan Evans, Head of West End agency and development at JLL, said<strong>: </strong><strong>&#8220;We have witnessed a real sea change in the West End over the past couple of months as prime office rents continued to strengthen in the second quarter&#8221;.</strong></p>
<p>He continued: <strong>&#8220;This has been driven by several deals in the limited amount of prime space, and given this is the first rental growth we have seen in the West End since 2007, is a positive development for landlords and investors&#8221;.</strong></p>
<p>He added:<strong> &#8220;Looking forward, we expect modest growth over the remainder of the year&#8221;</strong>.</p>
<p>The West End is the world&#8217;s most expensive place to lease an office space. <a href="http://londonoffices.com/mayfair-office-space/" target="_blank">Mayfair office space</a> and <a href="http://londonoffices.com/st-james-office-space/" target="_blank">St. James office space</a> garner the highest rents and are taken up by hedge funds and financial firms, which benefit from the close proximity to nearby banking clients.</p>

<p>The  retail, apartment and <a href="http://londonoffices.com/mayfair-office-space/" target="_blank">office spaces in Mayfair</a> gained an excellent rating on the BRE Environmental Assessment Method (BREEAM), which measures the environmentally friendly aspects of commercial properties.<span id="more-1741"></span></p>
<p>The buildings have bio-diverse green roofs that have been planted with native plants to encourage wildlife activity. Insects, bats and birds, such as sparrows, swifts and black redstarts will benefit from the eco-friendly scheme.</p>
<p>Darryl Tidd, Investment Director at SWIP said he was delighted with the sustainable builds. He added: <strong>&#8220;The green roofs are also a unique feature in this part of town and we are looking forward to watching the space develop and attract increasing numbers of wildlife. Outwith the obvious benefit of providing bio-diverse habitats, green roofs also make commercial sense – they have a longer life span, need less maintenance and initial capital outlays can be offset through energy savings&#8221;</strong>.</p>
<p>Jenny Pidgeon, part of Upstream Sustainability Services at Jones Lang LaSalle said: <strong>&#8220;</strong><em><span style="font-style: normal"><strong>These two buildings epitomise the company’s approach to responsible property development &#8211; combining pragmatism and innovation to achieve strong results for all stakeholders whilst meeting its goals in environmental protection and enhancement&#8221;</strong></span>.</em></p>
