What are the Differences between Serviced Office, Managed Office and Leased Office Space?

Finding the perfect office can be overwhelming when there are so many shapes, sizes, terms, and other aspects to consider. Serviced, managed, and leased offices are the three types of spaces that you will find in your search. Beyond the rent arrangement and term agreement, there are additional key differences that you need to take into consideration when looking at each option.

Below we have mapped out and highlighted the differences to help you make the right decision for your business.

Serviced Office Space

A serviced office is offered on a flexible licence agreement opposed to a long term lease. Usually serviced offices require an initial commitment of 12 months.

Each serviced office is delivered on a Plug + Play basis and refers to the physical, private space occupied by an individual clients’ business within a business centre.

The term ‘serviced’ relates to the facilities and amenities that form part of the occupier’s rental package. This package would typically include rent, rates, service charge, reception services and meeting room access.

Serviced offices are typically priced on a per workstation/person basis (opposed to per sq. ft.) and charged at a fixed monthly rate.

Leased Office Space

Leased office space is negotiated with a landlord via intermediary agents. Leases are acquired on a minimum 3 year term, priced on a per sq. ft. basis and provided as a ‘blank canvas’. This sort of office space also requires capital expenditure.

Once secured, the tenant will need to appoint contractors and a project management team to complete all necessary alterations to the office space prior to occupancy; including fit out, IT & Telecoms and suitable resources to deliver on-going, day-to-day support post occupancy.
