Extensive Regeneration: New Office Space in West London Hammersmith
With the London Mayor leading the charge for extensive redevelopment in Hammersmith, we take a look at some of the latest developments of office space in West London.
Heritage building becomes modern office space in West London
It was once the home of the Ford Motor Company in London. Today, the Grade II listed building on Shepherd’s Bush Road is being transformed into modern office space.
Fitzrovia-based architects Collado Collins are behind the design, which retains the main structure of the heritage building, while adding a glass dome to the roof.
In total, the redeveloped building will provide 115,000 sq. ft. of office space in West London over six floors, including three floors of office space contained within the dome.
And if proof were needed that office space in Hammersmith is in high demand, here it is: the Ford Motor development is already one hundred per cent pre-let to a single company. Consumer data analysts Dunnhumby have chosen the building as their new head office, relocating a thousand workers to the site. They are expected to have completed the move from their Ealing offices by 2016.
Launch for £50m Hammersmith Grove
After eighteen months of construction, the first new office block on Hammersmith Grove opened at the beginning of July.
The building, which cost £50m to complete, is part of regeneration plans which aim to attract more international companies to office space in West London. Nicholas Botterill, leader of Hammersmith and Fulham council has described it as a “high-profile regeneration project”.
With 110,000 sq. ft. of office space over eight storeys, the Hammersmith Grove building is designed to have the kind of large, high-spec office space which these international companies seek. The building also has three roof terraces and three restaurants, providing plenty of choice for a break from the office.
The first tenants for this new office space in West London have yet to be revealed, although a number of high-profile corporations are rumoured to have expressed interest in the offices.
Hammersmith Grove – Part 2
The first Hammersmith Grove tower is only the start of the regeneration story for this area of the district. Work on a second block – a sister development to the first tower – is to begin in 2014, with completion due in 2016.
Following the model set by the first tower, it will contain office space, retail space and two further restaurants, transforming this part of Hammersmith Grove into a vibrant business and leisure destination.
Earl’s Court redevelopment
Plans to demolish the iconic Earl’s Court exhibition centre and replace it with a mixed used residential and office development might have backing from the London Mayor but it faces stiff opposition from local residents, Labour Party politicians and heritage conservation groups among others.
According to current proposals, the office space is to be centred around two sites within the development area: the High Street/Broadway junction and West Kensington Village.
The former site is to provide around 47,000 sq m of space to be delivered between 2023 and 2025. The latter is to become a predominantly commercial district, with cutting-edge office blocks providing 48,000 sq m of office space in West London. However, this isn’t planned for completion until around 2028.
A small amount of office space (around 2,000 sq m) will be made available by 2019, while the full redevelopment is expected to be completed by 2030.
