Where one business centre closes, another one opens – or so it seems. While office-to-resi conversions cause concern regarding office rental in London, a slew of new serviced office space is set to hit the capital. We round up some of the key launches for 2014.

Office Rental in London – Key Locations

West End

Mayfair continues to be a highly desirable location when it comes to office rental in London – and one where serviced offices continue to experience demand. So it was no great surprise when Avanta revealed plans to expand its Mayfair portfolio earlier this month. The provider will launch its second centre on Hanover Square, a location which has already proven successful for the group.

Meanwhile, over in Marylebone, Workpad is set to launch a brand new business centre providing serviced space for small businesses. As with Mayfair, Marylebone continues to be a much sought-after part of the West End.

And there is new space for Victoria too as Prospect Business Centres launches a brand new, premium business centre in SW1. The centre will bring high-grade space to an Art Deco building in this key London location.

Midtown

Thanks to interest from global tech giants including Google, Amazon and Twitter, Midtown’s popularity as a business base has soared over the last twelve months. Unsurprisingly, a number of serviced office providers have stepped up to increase the supply of flexible office space.

Targetspace recently revealed plans to open a new business centre in Holborn; once complete the location will serve as the new flagship for the company’s portfolio of serviced space. Meanwhile serviced office giant Regus has launched a new centre within a period building in Euston.

But the most keenly anticipated development concerning office rental in London has to be The Office Group’s work at King’s Cross. The provider has taken the bold step of launching three brand new business centres close to the site which will become the home of Google UK in 2017. The developments include the company’s first new-build project and are set to provide a wealth of high-grade flexible space in one of London’s most talked-about locations.

City of London

Ahead of the launch of the Walkie Talkie and the Cheesegrater later this year, the City is in the grip of skyscraper fever. Fortunately, those looking for serviced office rental in London can soon get in on the act too, thanks to the news that global office provider Servcorp is to launch a business centre inside the Cheesegrater.

In fact, premium space – whether high-rise or not – is proving particularly popular across the City’s financial district. As a result, luxury officer provider Landmark Plc is also set to launch an expansion of its Old Broad Street business centre next month, when it will officially open a whole new floor of serviced space within the building.

South Bank

As with Midtown, the South Bank is one of Central London’s up-and-coming locations for office rental in London. It’s also particularly well positioned to take advantage of the office-to-resi conversions which have seen several media firms decamp from Soho to SE1 in search of more affordable space.

In response, the new Office Space in Town building in Waterloo opened its doors in January and is on the way to becoming the most talked about serviced office of 2014 thanks to its remarkable Alice in Wonderland themed interior.
